Power, cooling and a contract per rack. Sell kilowatts. The computers are the customer's problem.
A data centre is not a technology business. It is a shed with a grid connection, a cooling plant and a promise about power that has to hold every second of the year. Customers buy kilowatts and space and sign for five years, and the whole art is committing to the next power block early enough to have it when they want it and late enough not to be paying for an empty hall. The constraint is almost never money. It is the date the network operator offers for the connection.
